Carpet Cleaning pricing
Base Rate:
We charge $0.35 per square foot for carpet cleaning.
On Average bedrooms cost around $45 per room based on their size and the amount of exposed carpet to clean. For larger spaces, like living rooms or family rooms, the cost will be higher because these areas usually have more square footage. The final price will depend on the exact size of the space being cleaned.
Measuring Carpet Areas:
We measure the exposed carpet areas around furniture for cleaning. However, if you’d like us to move furniture to clean underneath, we’ll include those areas in the total square footage and adjust the price accordingly.
Light Furniture Moving:
We will move light furniture such as couches, chairs, and tables as part of our service. However, we do not move oversized, electronic, or fragile items because we don’t want to risk breaking anything valuable.
Urine Treatment Charges:
We offer different stages of pet and odor removal treatments based on the severity. We’ll assess the issue and recommend the appropriate solution. The cost for this will depend on the level of contamination, and we’ll make sure to communicate this with you upfront. For mild to moderate urine contamination, we typically recommend a topical enzyme treatment. This involves applying a specialized enzyme cleaner to the affected areas to break down urine crystals, neutralize odors, and eliminate bacteria. This method works well for surface-level contamination and minor to moderate staining. The cost for this treatment will be added based on the size and severity of the affected area at .15per SF
Severe Contamination:In cases of severe contamination, where the urine has deeply penetrated the carpet and into the padding or subfloor, a more intensive solution is required. We recommend using a Water Claw or subsurface extraction. This advanced method allows us to flush and extract urine from deep within the carpet layers and padding. It effectively removes deeply embedded contamination, ensuring thorough cleaning. Because this process is more labor-intensive, requires specialized equipment, and excess urine treatment products, it incurs a higher charge based on the severity and size of the contaminated area. ($40 - $50 per 3' X 3' area)
($84.95 minimum service charge – up to 250 sf)
* Stairs – $4.50 per step
SCOTCHGUARD .12¢ per sf
DEODORIZER $30 an area
DISINFECTANT 25¢ per sf
Pet And Odor Removal
- Urine in the carpet needs to be treated and flushed out properly to ensure staining and odor removal. An enzyme treatment is a highly effective solution designed to remove stubborn pet stains and odors from carpet. It uses a special combination of enzymes and bacteria to break down the organic compounds found in pet urine, feces, and vomit, eliminating both the visible stains and the lingering smells. Sub-Surface Water Claw Cleaning Process: 1.) We identify these areas with an ultra violet light and a moisture detector called a hydro sensor. 2.) The urine is saturated with the treatment and allowed 20 minutes to an hour of dwell time depending on the severity. 3.) A subsurface tool attached to a strong vacuum hose is used to flush out the carpet / padding. The areas are flushed and rinsed throughly, retreating these steps if necessary. 4.) Entire rooms with severe urine contamination will be cleaned with hot water extraction. We use a Rotary Jet Extraction tool that utilizes rotating vacuum heads and spray jets to thoroughly deep clean carpet with hundreds of multi-directional cleaning passes, providing a much better job than the traditional carpet cleaning wand. Topical Enzyme Treatment: .15 per SF Water Claw/ Sub Surface Extraction: $40 - $50 for a 3'X3' area
Tile and Grout +natural stone cleaning
- Over time, tile and grout (especially left unsealed) can become discolored, stained, and dingy. Professional cleaning can restore the appearance of the tile and grout, making it look like new again. Once your tile is clean, we offer sealing for lasting brilliance and easy matinence. Cleaning - .70 - $1.00 per SF Sealer - .30 - .50 per Sf Cleaning Process: 1.) A thorough inspection will be made on the tile and grout to look for any pre-existing conditions such as cracked tile, loose grout and color sealing. 2.) Dry soil removal 3.) Heavy pre spray with a high alkaline product that's left to dwell for about 15 minutes. 4.) The tile and grout is scrubbed with a counter rotating brush machine and grout brush throughly. 5.) Following this, a tool called a turbo spinner is utilized to apply 1000 PSI of hot water and powerful suction to clean and rinse off all pre-spray from the tile and grout. 6.) If there are any stains remaining on the grout, it is then treated with an acid based solution to etch a microscopic layer off, revealing the new grout underneath. 7.) We will then dry the floors with a microfiber pad and place airmovers + dry pods to speed dry the floor. 8.) If desired, sealer is applied.
Sealer
- A big savior to all grout problems is using a high quality Solvent based penetrating grout sealer. By sealing, your tile and grout will stay looking great after its been cleaned. It forms a protective layer over the grout lines, which prevent moisture, oils, dirt and dampness from being absorbed inside. Sealer - .30 - .50 per Sf

Rugs with bad urine situations require a trip to our shop to thoroughly treat and flush the affected areas. Our in shop prices start at 3.00 per SF Enzyme urine treatment add .50 Fringes add .50 Scotchguard add .50 Wool / Natural fiber rugs that fail a color fast test add .50 (its a treatment that sets the dye so the colors don't bleed together while cleaning with hot water extraction)

Benifits of Encapsulation cleaning
1.) No wet carpets
No risk of musty smells, fiber shrinkage, damage to your carpet and the pad with possible mold or bacteria growth. Your carpet dries shortly after we leave.
2.) No returning spots:
Encapsulation cleaning has a less likely chance of wicking (when soils filter to the surface of the carpet).
3.) Non-Toxic:
A good encapsulation detergent can be formulated without requiring strong solvents or other potentially hazardous ingredients
4.) Soil Resistance: Many people hold off cleaning their carpets as long as possible because they've always heard that the carpet will quickly re-soil following cleaning. This condition can occur with traditional cleaning methods. It's impossible to recover 100% of the detergent with any method of cleaning. Detergents act like dirt magnets - or sponges. That's what detergents do. So any detergent left in the carpet will continue to attract soil. With good encapsulation chemistry the detergent is balanced with a crystallizing polymer, Leaving no sticky residue that can attract soil. In fact the polymerized detergent will actually RESIST soil. A good polymeric encapsulation detergent can even consume detergent residues that were left in the carpet from previous cleanings.
